Welcome to my website.  My name is Northern Colorado Real Estate Appraisal and I specialize in the appraisal of residential real estate in all of Orange County and parts of Los Angeles County.  (See Our Service Areas) I hold a California Certified Appraiser License and a California Broker License.

I first came to California as a young Marine in 1973 serving at Twenty-Nine Palms, Camp Pendleton, and finally at Marine Corps Air Station El Toro.  I found a home in Anaheim near Disneyland while stationed at El Toro and completed my tour of duty in 1976.  Like so many other soldiers who served at local military bases, I fell in love with Orange County and decided to adopt it as my home.

I earned my Real Estate License in 1985 and joined a large real estate firm in Huntington Beach assisting buyers and sellers in Huntington Beach, Fountain Valley, Costa Mesa, and Newport Beach.  By 1988, I had earned my Broker's License and started an independent brokerage.

From the first day I met with an appraiser at one of my listings I was fascinated with the appraisal side of the real estate business.  I enjoyed working with buyers and sellers but never considered myself a 'salesman' at heart.  I saw real estate appraisal as the more 'technical' side of the business, but I also knew that my personal interaction with buyers and sellers gave me greater insight into how they determined the value of homes. 

During the 1990's, I lived in Tustin, Newport Beach, and Mission Viejo.  I earned my Appraiser License in 1999 and began exploring opportunities that would allow me to utilize both, my Broker License and Appraiser License.  I realized this opportunity in the corporate relocation industry and took a position as a Real Estate Specialist with a worldwide relocation firm.  I spent the next two years reviewing relocation appraisals and coordinating the sale of homes owned by corporate transferees. 

I enjoyed these two years reviewing appraisals in an office environment but missed the ‘field work’ and personal interaction with homeowners.  I joined a small appraisal firm in Laguna Niguel and began serving clients such as the Loveland, CO Teacher’s Federal Credit Union and Los Angeles County Fireman’s Credit Union.  I am now an independent Certified Appraiser specializing in the appraisal of residential (single-family, condominium, duplex, triplex, and fourplex) properties located in Orange and Los Angeles Counties.  (See ‘Our Service Areas’ for a map of Los Angeles areas)  I also offer litigation support, consulting, provide research and data analysis, and appraisal review services.  While I can and do occasionally work in areas I am familiar with outside my primary service area, I believe best results are most often obtained by retaining a local specialist. 

I have lived, listed, sold, and appraised in my service area for over 33 years.  When I receive your order for an appraisal in my service area, I can go to work immediately.  I know the local market area, have tracked the price trends, and can update an analysis for a specific neighborhood very quickly.  I have all the necessary data sources for my market area and can apply personal experience and knowledge of the area to deliver an accurate and complete appraisal report in a very timely manner. 

All appraisals are subject to review by an underwriter, relocation company, attorney, or other appraiser.  Having personally reviewed countless appraisals, I know how to avoid the pitfalls that will delay your loan, job transfer, or legal case.  Not only will I deliver an accurate and complete appraisal in a timely manner, it will serve its purpose most efficiently and enable you to sell your property, close your loan, make your job transfer, or settle your legal case in a smooth and timely manner.
